A building survey report provides a detailed description of the property and identifies visible structural defects. It also highlights any repairs that are needed to avoid deterioration of the structure and fabric of the building. A building survey is a normal requirement in the UK, particular when you have a mortgage.
Structrual surveys are not as usual in Spain, and are particularly rare on caves however there is one surveyor who has carried out work on cave houses.

The inspection of the property covers the following areas:
Ian will then provide a written report which begins with a description of the property and following the same format as the inspection, dealing with each element of the building in turn. Defects are described and, where appropriate, repairs or renewals are specified. The buyer can then obtain costings from local builders.
Fees for a building survey report are based on the type and size of the property and start at £430.

Builders Survey
As an alternative to engaging a chartered surveyor you may wish to use a builder to look over the property and provide a report. This can be arranged if required.
Electrical Surveys
It can be useful to have an electrician carry out a survey of the electrics both internally and the external supply. The surveying electrician can provide a report on age of internal wiring and whether or not it complies with current safety standards.
With regard to supply the report can provide some information on whether or not there is likely to be significant expense in either getting a supply to the property or upgrading it.
Electrical surveys cost around 100€ the price being dependent on distance to travel and the size of the property.
